Building-Level Protection

Riser Shutdown for Immediate Protection.

Water does not enter a tower in one place. Vertical risers feed stacks of suites floor by floor, which is why a single failure high in a stack can reach every unit beneath it before anyone finds the shutoff.

In-suite protection stops the failures that happen inside a suite, which is most of them. Riser shutdown covers the rest. When a leak on a riser is confirmed, the supply to that stack is closed by an automatic ball valve actuator — so the person who found the problem is not also the person hunting for a lever in a locked mechanical room at two in the morning.

    A building manager, concierge or site personnel confirms that a riser is leaking. The call is made by a person who knows the building, not by a sensor threshold.

What closing a riser actually costs you

Isolating a riser takes water off every suite on that stack, not only the one that failed. That is the point — and it is why owners and other stakeholders are notified the moment the valve closes, and why the supply is restored as soon as the leak is dealt with. It is a deliberate trade: a few suites without water for an hour, against a stack of them with water through the ceiling.

For the same reason, riser shutdown works alongside the in-suite sensors rather than replacing them. The riser valve stops the flood; the point-of-leak sensors tell you which floor to send someone to.

What Councils Ask Us First.

Are you recognized by insurers or insurance brokers?

Yes, and both listings are checkable. Safehous is named on Chubb’s published list of recommended water leak detection and shut-off devices, under both the leak detection and water sensor categories. Safehous is also listed in BFL Canada’s FlowGuard referral program for water-leak prevention. The Chubb list is public; FlowGuard is an internal program, so a BFL broker confirms it by phone rather than by a webpage.

Who owns the monitoring data?

The strata corporation does. Safehous uses the data to run and support your system — we do not sell it, and we do not hand it to a third party without your instruction. Alerts are routed to the people you nominate: the owner of the affected suite and your management contact.

What happens with a false trigger?

Where the in-line flow sensor is fitted, detection is based on flow behaviour rather than a single wet contact, and thresholds are tuned to your building during commissioning. When something trips, the owner and management are alerted at the same time, so a shutoff is never the first anyone hears of it — and the valve can be reopened once the cause is confirmed.

Does this mean cable runs and IT involvement?

No. Devices communicate over LoRa wireless on their own encrypted network, so there is no cabling through finished walls, no reliance on resident Wi-Fi, and nothing for your IT or telecom provider to coordinate.

What if a device fails after install?

Failed devices are replaced and hardware is covered by a 3-year warranty. Monitoring continues on the rest of the building while a unit is swapped.

Where is the system designed and made?

Partly in Canada, and we will tell you exactly which parts. The FL-1000 in-line flow sensor — the component that actually detects the leak — is developed in Canada under licence from Safehous LLC in the United States, and our controller firmware is developed in Canada as well. The point-of-leak sensors, the LoRa gateway, and the automatic shut-off valve are manufactured abroad. Safehous Systems Canada is a Canadian owned and operated company, so your assessment, installation, and warranty service are all handled here.

What does it cost?

It depends on the building — number of suites, riser count, and how much you phase. The building assessment is free and ends with written pricing in CAD for the routes we recommend, so council or the board can compare a common-area-first phase against a full rollout before anyone votes.

Do you install outside British Columbia?

Yes — Safehous supplies and supports buildings across Canada, and installation is carried out by licensed contractors local to your building rather than a crew sent from another province. The head office is in British Columbia, but the hardware, the monitoring platform, and the warranty are identical everywhere. In practice that means strata councils in BC and Alberta, condominium corporations and boards in Ontario, and syndicates of co-ownership in Quebec. The governance rules and the vocabulary change at each provincial border; the plumbing failure does not.
